Click on Bedford Zoning Map and find your street and your parcel of land. There is a legend on the left hand side of the map that will tell you the zoning district.

The Bedford Assessing Clerk keeps files of approved septic system designs from approximately 1984 to the present. You can come in and ask to see your approved septic system design. The State of NH Dept. of Environmental Services also keeps records of these designs.

Bedford zoning allows one (1) accessory apartment in a residential home by Special Exception from the Zoning Board. The requirements for an accessory apartment can be found by clicking on Zoning Ordinance and opening the document to Article 45-4-2, Use Regulations, and then looking for (c) Uses Permitted by Special Exception, (2) Accessory Apartments. If your house can meet these requirements, then you can apply to the Zoning Board of Adjustment for a Special Exception. If you are granted a Special
Exception by the Zoning Board, you must then apply for a Building Permit.
How do I apply to be on an agenda for the Zoning Board of Adjustment?
Click on Zoning Board Application, download the application and fill out the first page, plus the appropriate sections for an Appeal of the Zoning Administrator’s Decision, aVariance, a Special Exception, or a Waiver of Dimensional Requirements. Then, bring in the application with a check for the fees to the Zoning Department. You must also prepare a list of abutting property owners. The Assessing Clerk can show you how to do this.

The Zoning Board meetings are held on the third Tuesday of each month. Applications for each monthly meeting are due 18 days prior to the meeting.

How do I find out if I can put a business in my home?
Some types of home businesses are allowed in residential zoning districts. Click on Zoning Ordinance and open the document to Article 45-4-2, (f) Supplemental Provisions, (1) Home Occupations. There are two (2) types of Home Occupations. Level I home occupations do not require any permits from the Town. Level II home occupations require approval from the Bedford Planning Board.
How can I subdivide my land?
You must hire a licensed land surveyor, who will survey of your property and prepare a subdivision plan for approval by the Bedford Planning Board.
